The Brief
A penthouse on the Kop van Zuid, with panoramic views over the Maas and the city skyline. The client wanted the apartment to feel like a private retreat — quiet, precise, and quietly spectacular.
Planning
The existing layout was reorganised to maximise the view from every principal room. A long corridor was eliminated, replaced by a sequence of interconnected spaces that open progressively towards the panoramic terrace.
Living Room
Floor-to-ceiling glazing runs the full width of the living room. Furniture was kept low and horizontal — a custom daybed, a marble coffee table, a single floor lamp — so nothing interrupts the view.
Primary Suite
The primary bedroom occupies the quieter north corner. A dressing room in smoked mirror and black lacquer connects it to an en-suite bathroom in dark Marquina marble. The result is theatrical in the best sense.
Terrace
The 40 m² terrace is treated as an additional room: Ipe timber decking, built-in planters in weathered steel, and a pergola structure with retractable screens extend the living space outdoors for much of the year.
